Panorama Hills sits along a single ridge developed mostly since 2005, almost entirely with architect-built contemporary homes on lots larger than the rest of Aspect’s coverage area. Privacy and view protection were written into the neighborhood’s original covenants, which is why setbacks here run deeper than city minimum and why the ridge road has no through-traffic connection to the grid below.
A network of public hiking trails starts at two trailheads within the neighborhood and connects to the regional ridgeline system, which residents use as often as any amenity in the immediate area. There’s no walkable retail within the neighborhood itself — this is a destination-driving area, not a walking one — but the trade-off is unobstructed ridge and valley views from nearly every lot and a level of architectural consistency uncommon at this scale.
